I am looking for a home loan for a first time buyer without a down payment. Any ideas? Thanks so much!

OUCH!! This is a really bad time to be looking but have you looked into rent to own? It is a buyers market but the down payments and bank loans are going to get worse than better in these hare timES. I DO WISH YOU ALL THE LUCK IN THE WORLD.

Thanks...no maybe I should look into renting to own. I dont know much about rent to own..I'll research it.

There are laons that are called Lease-Options where part of your payment goes down for the down payment of a loan.  I am not sure, but check with your local bank and talk to them.  You can get homes pretty inexpensive right now, and it is a good time to buy, lots of houses out there going for alot less and lots of foreclosures.  Make sure before you sign on any dotted line that you know what you are signing, and don't be roped into a crappy mortagage.

95% of rent to owns never complete the transaction, just an FYI.  If you have good credit at least a 750-800 credit score contact Rob Nelson at National Preferred mortgage (877) 822-7334.  I used to work for him and he is the best of the best.  If he can't help you he will tell you who.  The market is great right now for buyers.  But know that loans are harder to come by these days.  Especially for the no money down loans.  Rob is a wealth of information and just tell him Rhonda or  (ROO) told you to call.  If nothing else he will be able to educate you.  Good luck to you.
